Planning Board Meeting August 14th, 2023

Mr. Ronald Donaghy (applicant/homeowner) is seeking a Special Permit to allow for the construction and occupancy of a 1,000 sq. ft. addition for use as an in-law apartment attached to the existing single-family dwelling at the property. The site is located within the R-1 Residential Zoning District. The Board will review the submission and may vote to schedule a public hearing.

Mr. Fernando Marmita of Marmita's Truck Services, Inc, 22 Eskow Road, Worcester, MA is seeking a Special Permit with Site Plan Review and a Land Disturbance Permit (for Lot 3 - 82 Leicester St. and Lot 4 - 84 Leicester St.). The applicant seeks to construct a service building and a storage building with site amenities including parking and a common driveway. The project site is Lot 4, 84 Leicester Street and it is in the General Business (GB) Zoning District. The Board will review the submission and may vote to schedule a public hearing(s).

Pursuant to the Oxford Zoning By-Law, Chapter V: Commercial Districts, Table II: Uses Allowed in Commercial Districts - "All Other Uses Consistent with the Intent of the Chapter," Chapter XV: Site Plan Review, and Chapter XIV: Special Permits, the Board will hold a public hearing regarding the plans and applications submitted by 338 Main LLC. The proposal is to construct a 6,100 sq. ft. building with appurtenant parking, landscape improvements and septic system. The proposed project is located at 168 Main Street in the General Business (GB) Zoning District.

Pursuant to the Oxford Zoning By-Law, Chapter XXIII, Marijuana Overlay District, the Board will hold a public hearing regarding the applications of HA VN Extracts, LLC (applicant/owner) for a Special Permit and Site Plan Review & Approval to allow a change of ownership. All other aspects of the operations will remain the same. The business is located within the Marijuana Overlay District and General Business Zoning District.
